Casa Cornacchi Wedding Guide (2027): Pricing & Capacity

Casa Cornacchi is a restored country estate in the Val d’Ambra, in the hills between Siena and Arezzo. Its original core dates to the late 1500s, when it served as a lookout tower. Today the property is a specialized destination wedding venue with 25 on-site bedrooms, its own restaurant and catering team, a pool, gardens, terraces and panoramic event areas. The operating model is more integrated than at many Tuscan private villas: the residential buyout, daily breakfast, venue use and standard wedding equipment sit inside one rental, while food and drink can be priced from a published menu rather than sourced separately.

For 2027, a two-night exclusive rental costs €23,600 in April or October and €26,850 from May through September. A three-night stay costs €29,500 or €34,150 respectively. Those rates include VAT and accommodation for up to 60 guests on the estate. Wedding-day food and drink can then be added using published per-person packages, including an all-inclusive option at €215 or €235 per person with house wine and a three-hour open bar.

The main tradeoff is scale. Casa Cornacchi is designed for weddings from 40 adults up to 120 guests, but only 60 sleep on the estate itself. Separately rented nearby villas bring the confirmed lodging network to 93 places. Casa Cornacchi had planned to reach 100 places by 2027, but 93 remains the number to plan around unless the additional rooms are included in the contract. For a wedding near the 120-person maximum, accommodation and shuttles matter almost as much as the reception layout.

Casa Cornacchi’s strongest advantage is how much of the weekend sits under one operating team. You rent the whole estate, put up to 60 people on the property, feed resident guests breakfast each morning, and use the venue’s own catering for the wedding. The 2027 rental is also VAT-inclusive. That does not make the weekend inexpensive, but it makes the core venue, lodging and food costs easier to understand than at a private villa where each of those pieces begins with a separate contract.

The venue is particularly efficient around 60 to 100 wedding guests. At 60, the full guest list fits on the estate and the €34,150 three-night high-season rental works as a true house-party buyout rather than a venue fee that happens to include a few rooms. At 80 or 90, the separately rented nearby villas can keep the whole group within Casa Cornacchi’s confirmed 93-place lodging network, subject to availability. At 100, seven guests still need another bed; at 120, 27 do. The wedding itself still fits within the stated event maximum, but lodging, shuttles and the rain plan become progressively more important.

Food is another real differentiator. Casa Cornacchi requires its in-house catering, but the tradeoff for giving up outside-caterer freedom is clarity. The 2027 menu prices are published, and the venue’s current food philosophy is built around Tuscan dishes, seasonal ingredients and estate-produced wine and olive oil. The wedding package is not just a plated-dinner number. Aperitivo, dinner, house wine and an open bar can all be costed before you begin florist or production conversations.

The biggest limitation is the rain plan. Casa Cornacchi has an indoor dining hall and the covered Bellavista terrace. At 60 to 80 guests, the combination gives the venue a credible indoor foundation. At 100 to 120, the indoor setup should be part of the booking decision rather than a contingency to solve later.

This is less suited to couples who want to bring a destination caterer, need every guest in one single hotel-style property, or want an unrestricted outdoor party deep into the night. It is much better suited to a group that values a friendly residential weekend, Tuscan food and a relatively comprehensible cost structure over highly bespoke venue operations.

The 2027 exclusive rental

• Low season: April and October: 2 nights: €23,600; 3 nights: €29,500

These are total exclusive-use rental prices, not nightly rates. The 2027 pricing is structured around two- and three-night stays, and midweek bookings may receive a separate discount. VAT is already included.

The third night is relatively good value compared with the first two nights. Moving from two to three nights adds €5,900 in low season or €7,300 in high season. For a destination wedding, that additional night can absorb a welcome dinner, a full wedding day and a slower departure morning without forcing the entire weekend into a 48-hour window.

Low season saves €3,250 on a two-night buyout or €4,650 on three nights. That is useful, but not large enough to choose October solely for price if the wet-weather version of the wedding is significantly more expensive or less appealing.

What the rental includes

The rental does not include routine room cleaning during the stay, extra linen or towel changes, laundry, meals beyond included breakfast, bar items and beverages, transportation or the local tourist tax.

The all-inclusive pricing is the cleanest planning number for weddings of 60 or more because it adds unlimited house wine at dinner to the aperitivo and open bar. Premium dinner wine starts at €25 per person and the grand selection at €40 per person. Outside beverages are not permitted except wine, which carries €12-per-bottle corkage.

The food-based additional services use a 40-person minimum; the cooking class and wine tasting use a 20-person minimum. This makes it possible to build most of the weekend with the same hospitality team instead of bringing separate caterers onto the property.

Booking, deposits and payments

Casa Cornacchi does not hold dates as informal options. Once you decide to proceed, the venue allows three days to review and sign the contract and send the initial deposit. The deposit is 25% of the total rental if the booking is made more than 12 months before check-in, or 50% if the booking is made within 12 months. The remaining rental balance is due four months before check-in. Deposits are described as non-refundable after their due date.

On the three-night high-season rental of €34,150, a 25% booking deposit is €8,537.50. A booking made within 12 months would require €17,075. The published terms stop there: they do not set out a full cancellation or postponement schedule. Those terms need to come from the signed contract.

The property is contracted to one renter. Individual guests cannot settle their room charges directly with Casa Cornacchi, so any guest contribution toward lodging must be collected by the couple or booking party.

The model assumes the venue’s included standard equipment covers part of the basic setup while retaining a separate allowance for rentals and production.

These ranges exclude guest-paid flights, attire, rings and honeymoon costs; hotel rooms beyond the venue’s included accommodation; separately rented overflow villas; municipal civil-ceremony fees; the local tourist tax; premium wine upgrades; a major tent or marquee build; and any exceptional entertainment or design production. Vendor VAT is assumed only where it is already embedded in the working allowance. The venue rental itself is VAT-inclusive.

The calculated model is approximately €106,000-€153,000 before rounding. The venue’s exact food and drink pricing significantly reduces one of the largest sources of uncertainty in a Tuscany wedding budget. The biggest remaining swing factors are design, entertainment, planner scope, overflow lodging and whether the rain plan requires additional infrastructure.

Casa Cornacchi sets a minimum attendance of 40 adults and a maximum of 120 guests for seated events and catering. That is the venue’s wedding maximum, not an outdoor standing figure.

The useful capacity number is the seated plan for the actual format, not simply 120. A room that can physically receive 120 people may seat fewer once a band or DJ, dance floor, bar, cake table and service routes are added.

For the strongest use of the property, we would usually separate the day into different settings: outdoor ceremony, aperitivo around the terraces or pool, dinner outside or in the main dining area, then a move indoors for late dancing if the 1 a.m. outdoor cutoff is extended. That sequence uses the estate’s landscape without making the entire wedding dependent on one outdoor setup.

Casa Cornacchi has more weather flexibility than a garden-only villa because it combines an indoor dining hall with the covered Bellavista terrace. 

For 60 to 80 guests, the indoor hall and covered terrace give the venue a credible wet-weather foundation. The key is the sequence of the day: where the ceremony moves, where guests have aperitivo while dinner is set, and whether dinner and dancing share the same room or require a turnover.

For 100 to 120 guests, the rain plan becomes a trickier issue because space becomes a bigger issue. The proposal should show where the full guest count, bar, entertainment, dance floor and service routes fit. If a temporary structure is part of that answer, its location and cost become part of the real wedding budget.

Bellavista is useful, but a covered open-sided terrace is not the same as a fully enclosed room. Wind-driven rain or cooler weather can still change how the space works. The strongest wet-weather plan is one that carries the ceremony, drinks, dinner and dancing through the day without relying on exposed circulation or an awkward room reset.

On the estate: up to 60 guests

Casa Cornacchi has 25 bedrooms across villas, suites and apartments. With 10 extra beds, the on-site sleeping capacity reaches 60. Daily breakfast is included for the resident group.

The accommodation is distributed rather than hotel-like. The current inventory includes Villa Locanda with five independent suites, Villa Caterina with two suites, and apartments such as Casa Torre, Casa Giorgio, Casa Niccolò, Casa Francesco, Casa Giovanni and Casa Ferdinando. Several units have kitchens or living rooms, which is useful for families and small friend groups.

For a 60-person wedding, this is the cleanest version of Casa Cornacchi: the entire guest list can stay on the estate, breakfast together and move between events without wedding-day transport. For an 80-person wedding, 20 guests need another bed. At 100 guests, 40 do. At the 120-person maximum, half the wedding sleeps elsewhere.

Extended venue-managed lodging: up to 93 sleeps

The venue can add nearby residential villas around a 10-minute drive away, bringing the confirmed combined sleeping capacity to 93. Those villas are rented separately from Casa Cornacchi. Casa Cornacchi had planned to reach 100 places by 2027, but the confirmed total remains 93, so the additional places should not be built into the rooming plan unless they are included in the booking.

Casa Murli is one named overflow property, about 10 km from Casa Cornacchi, and the venue can connect it to the estate through an internal transfer service. It does not account for the entire 33-place extension, so the final rooming plan should identify every overflow villa, its capacity and its separate rental price.

Other nearby accommodation

If the wedding exceeds the venue-managed lodging inventory, we would keep the remaining guests in one or two concentrated hubs rather than scatter them across rural rentals.

• Relais La Martina, Pietraviva: a nearby country relais in the same Bucine area, with rooms and larger apartments. Its location is particularly practical for a small overflow group.
• Castel Monastero, Monastero d’Ombrone: a 68-room luxury resort in the Castelnuovo Berardenga countryside. It is the stronger option for a sizeable, higher-end hotel block with a staffed front desk, restaurants and spa facilities.
• Siena: better for guests who value walkable restaurants, bars and sightseeing more than the shortest shuttle. Use it for a larger independent block only if you are comfortable organizing late-night transport back from the estate.

For most 100- to 120-person weddings, our preference would be to keep the closest family on the estate, use Casa Cornacchi’s own overflow villas next, and place the final hotel group together. That keeps the number of shuttle routes manageable and makes the 1 a.m. or 3 a.m. departures much easier to operate.

In-house catering is required

Private events at Casa Cornacchi must use the venue’s in-house catering. That is a genuine supplier restriction, but in this case it comes with a relatively transparent set of published 2027 prices. Vegetarian, vegan, gluten-free and lactose-free options are available, and the kitchen also prepares children’s dishes.

The current food philosophy is local and seasonal, with estate production of wine and extra-virgin olive oil and homemade pasta and other dishes. For a couple prioritizing a heavily customized destination caterer or a chef they already know, this is a limitation. For a couple who wants one team to handle breakfast, welcome food, wedding catering and farewell meals, it is a major operational advantage.

Wine and bar

The all-inclusive wedding package includes house wine at dinner, aperitivo drinks and a three-hour open bar. Premium wine upgrades start at €25 per person and the grand selection at €40. Outside beverages are generally prohibited. The exception is wine, with €12-per-bottle corkage.

Because bar products outside the booked event packages are not included in the rental, resident guests buying drinks during unscheduled parts of the stay should not assume an open residential bar is part of the buyout.

Planning and outside suppliers

Casa Cornacchi provides organizational support and can connect couples with trusted florists, musicians, DJs, photographers, hair and makeup teams and other wedding suppliers. An independent planner is not listed as mandatory. The 2027 terms also refer to a complimentary two-person stay for the wedding planner. Its relationship to the 60-person sleeping capacity is not specified, so it should not be counted as two additional beds without clarification.

We would still use an experienced planner for an 80- to 120-person destination wedding, especially if guests are split across several properties. Casa Cornacchi can run its own hospitality operation, but someone still needs to control the broader production schedule, creative suppliers, transportation, ceremony documentation and late-night transitions.

Music: plan the move indoors

The standard music cutoff is 1 a.m. Casa Cornacchi says that limit may be extended until 3 a.m. if the late-night party continues inside a designated indoor space. The extension carries an extra staffing fee, and singing, shouting or music outside the approved indoor area is prohibited during the late-night period.

Treat 3 a.m. as an extension to price and contract, not an automatic finish time. The DJ or band schedule, bar hours, shuttle departures and room assignment should all be built around the approved indoor move before the outdoor cutoff.

Legal civil ceremony on the estate

Casa Cornacchi states that it is an official civil-ceremony location for the Comune di Bucine, so a legally binding civil marriage can be held on the property. The municipal or Town Hall fee is not included in the venue rental.

Legal paperwork varies by the couple’s nationality and circumstances, and may include marriage publications, additional documents and an interpreter. Foreign couples should start the process early enough to secure the registrar and complete the required municipal paperwork for the wedding date.

Symbolic and religious ceremonies

Outdoor symbolic ceremonies are part of the venue’s normal wedding use. Casa Cornacchi does not list a consecrated on-site church, so couples planning a Catholic or other formal religious rite should expect to coordinate separately with the relevant religious authority and ceremony location.

Other practical rules

• Tourist tax is separate from the rental and should be budgeted at the municipality’s rate in effect for the wedding dates.
• Routine room cleaning during the stay is optional rather than included; initial and final cleaning are included.
• Guest room payments cannot be split directly with the venue. The booking party is financially responsible for the property rental.
• Midweek rentals may qualify for discounted pricing, but the 2027 terms do not state a fixed discount percentage.
• Any late-night extension to 3 a.m. requires the indoor-party conditions and additional staffing charge to be agreed.

Casa Cornacchi sits in the Val d’Ambra countryside near Montebenichi and Bucine. It feels rural once you arrive, but the broader location is useful because the estate lies between the Florence-Arezzo rail corridor and Siena.

• Pisa Airport (PSA): Approximately 1 hr 45 min-2 hr by road
• Rome Fiumicino (FCO): Approximately 2 hr 30 min-3 hr by road
• Siena: Approximately 30-40 minutes by road
• Arezzo: Approximately 30-40 minutes by road
• Bucine station: Local transfer required; use a pre-arranged car or shuttle

These are planning allowances rather than live route guarantees. The final approach is rural, so we would send guests the venue’s own arrival instructions rather than rely on whichever route a phone map chooses.

Bucine station is on the regional rail line between Florence and Arezzo, with direct regional trains to both Florence Santa Maria Novella and Arezzo. Rail is therefore a viable way to reach the area, but the final leg to Casa Cornacchi still requires a car, driver or organized transfer. Bucine station does not provide PRM assistance.

For the wedding day, off-site guests should use organized transportation. A 1 a.m. standard cutoff or 3 a.m. indoor extension is not the moment to depend on rural taxi availability. Concentrating off-site rooms into one or two properties is therefore worth more than shaving a few euros from individual hotel rates.

For most couples, we would start with late May, June or September. April is the clearest rental-value month, while October has the same low-season price but a much higher regional rainfall pattern. July and August give the driest conditions, but they also bring the strongest heat.

July and August are dry but hot, with average daytime highs above 31°C. September is cooler but markedly wetter than summer, and October is wetter again.

April is the strongest value play because a three-night rental drops from €34,150 to €29,500. We would take that saving only if the indoor plan is genuinely attractive at the full guest count. October has the same €29,500 three-night rate, but the weather statistics make the rain plan more central to the decision.

June is probably the easiest outdoor month on paper: warm evenings, materially lower rainfall than September or October and long daylight. September remains one of our favorite aesthetic and comfort compromises, but it should not be booked with the assumption that Tuscany is still in midsummer weather.

A three-night rental is the version we would choose for most destination weddings. It creates a natural rhythm without requiring the weeklong commitment of some private Tuscan estates.

• Day 1: Arrival, check-in and pizza party or pasta night
• Day 2: Wedding ceremony, aperitivo, dinner and party
• Day 3: Pool time and a relaxed brunch, BBQ or farewell dinner
• Day 4: Breakfast and departure

The venue’s own additional-event prices make this structure unusually easy to budget. A 100-person pizza party is €4,700 and brunch is €4,000 before any design upgrades. A pool party with food and drinks would be €5,000 for the same group. These are event food-and-drink lines rather than new venue rental fees, which is one reason the three-night model works well here.

For smaller resident groups, a wine tasting or cooking class can fill the non-wedding day without moving everyone off property. The temptation at a Tuscany destination wedding is to schedule an excursion every morning. Casa Cornacchi works better when the estate itself is treated as part of the trip.

Three issues matter enough to settle in the proposal and contract before the booking becomes non-refundable.

• The rain plan: The proposal should include a seated wet-weather layout for the actual guest count, including ceremony, drinks, dinner, band or DJ, bar and dance floor. The overall 120-person maximum is not the same as a confirmed indoor layout.
• The accommodation map: The rooming plan should identify the 60 on-site places, the separately priced villas contributing to the 93-person combined capacity, and any additional beds that are actually available for the wedding dates.
• The late-night plan: If a 3 a.m. finish matters, the contract should state the staffing supplement, approved indoor room, bar hours, sound rules and outdoor-noise conditions.

Casa Cornacchi sits in an interesting middle ground between a private villa and a larger Tuscan resort. These are the comparisons we would use to test whether its particular tradeoffs work for your group.

Villa La Selva. Compare it when you want another exclusive-use Val d’Ambra estate with a short multi-night stay and meaningful on-site accommodation. La Selva’s venue rental is higher, but couples have more freedom with creative suppliers while catering, bar and lighting run through approved partners. Casa Cornacchi’s main difference is its own in-house catering and published 2027 food-and-drink menu.

Borgo Corsignano. Compare it when sleeping more people on one property is a bigger priority. It accommodates up to 86 guests on site and its indoor Granaio is listed for up to 200, giving it more lodging and indoor scale than Casa Cornacchi. The atmosphere is more full-borgo resort, while Cornacchi is the more compact country-house experience.

Villa Catignano. Compare it if confirmed indoor dinner capacity is more important than integrated on-site catering. Catignano’s Tinaia seats up to 120 and the estate is much closer to Siena, but the operating model is closer to a classic villa with event catering rather than Casa Cornacchi’s own food operation.

Castello di Bossi. Compare it when a working winery and multiple estate accommodations matter more than having most services centered in one compact property. Bossi offers several wedding settings and multiple guest accommodations across the estate, including the option of ceremonies at its churches.
