Villa di Ulignano is a 15-bedroom private villa between Volterra and San Gimignano where the wedding is built around an exclusive stay rather than a separate event-day hire. The house is self-catering, so professional wedding catering and bar service are brought in, couples can choose their own planner and suppliers, and outside drinks are allowed without corkage. For 2027, a high-season Friday-to-Tuesday stay costs €26,400 including VAT. Mandatory cleaning and linen-related services add €3,623.40 including VAT, putting the fixed property commitment at €30,023.40 before city tax and wedding production.

The private-house character is genuine. The villa was built between 1608 and 1615 for Volterran admiral Jacopo Inghirami, probably to a design by Gherardo Silvani. Centuries later, Luchino Visconti encountered the property while scouting around Volterra for Sandra, and producer Franco Cristaldi bought it at auction in 1967. The Cristaldi family still owns the villa.

The decision point is not whether Ulignano can host 120 people outdoors. It can. The question is how comfortable you are with the weather plan at that scale. Up to roughly 65 guests, the villa publishes a fully indoor sequence for ceremony, cocktails, dinner and party. Above 65, an on-site ceremony should be planned with a rented marquee, and above 90 the wet-weather dinner spreads into adjoining rooms rather than one 120-seat reception hall.

Ulignano is at its best as a real house-party wedding rather than a one-night venue hire. Thirty guests fit in standard beds, the core group can live together for four or seven nights, and the property already has the pool, outdoor bar, kitchens, games rooms, cinema and multiple indoor spaces to make the stay feel like more than a wedding weekend. The unusual part is that the villa does not force the couple into a packaged catering or beverage program. That is a meaningful source of both freedom and responsibility.

The pricing is also more efficient than the headline nightly equivalent first suggests. A four-night high-season stay is €26,400, but a full week is €33,000. The extra three nights therefore cost only €6,600 more in rental, or €2,200 per additional night on an incremental basis. If the group will actually use the villa for a proper Tuscany week, that is one of the strongest economic arguments for Ulignano. The same comparison is even cheaper in mid season, where seven nights cost only €4,900 more than four.

The second major strength is party flexibility. Outdoor music is allowed until 2 a.m., later than many private estates, and indoor music can continue after that at moderate volume. Couples may bring their own drinks with no corkage, while professional wedding catering, bar service and staffing can be sourced externally. For a couple who wants to shape the food, wine and late-night atmosphere rather than buy a fixed package, Ulignano gives unusually broad room to do it.

The limitation is weather, not headline capacity. The current wedding maximum is 120, but the main indoor reception room is published for about 90 served meals. Larger wet-weather dinners use adjoining rooms. That is workable, but it is not the same experience as moving 120 guests into one ballroom. If more than 65 guests are having the ceremony at the villa, the venue recommends a rented marquee so the day has a credible covered option.

Our preferred range is roughly 40-80 guests. From 40 to about 65, the villa can operate as a particularly coherent destination wedding: most of the close group stays on site, the indoor fallback can cover the full day, and the nearby Borgo della Speranza gives you unusually convenient overflow lodging only about 100 meters away. From 66 to 90, Ulignano is still strong, but we would budget the weather structure from the start rather than treating it as an optional last-minute insurance policy.

At 91-120 guests, we would book only if the couple genuinely likes the split-room wet-weather dinner and has a professional team comfortable with a larger temporary-structure and transport plan. We would also look elsewhere if the priorities are a turnkey hotel, air-conditioned rooms throughout the property, one indoor hall for the full 120-person wedding, or enough on-site beds for most of a large guest list. The villa works because it is a flexible private home, not because it behaves like a resort.

How Much Does a Villa di Ulignano Wedding Cost?

2027 villa rental

The 2027 rate structure is unusually clear. Every published stay is for exclusive use of the property rather than an event-only day, and the rental fee includes VAT. High and mid season include the Villa, School House and pool area. During the late-autumn season the published scope is the Villa and School House, and the pool area is closed and inaccessible.

The stay formats are fixed. The three-night rental runs Tuesday 5 p.m. to Friday 10 a.m. The four-night long weekend runs Friday 5 p.m. to Tuesday 10 a.m. Seven-night stays are offered Tuesday to Tuesday or Friday to Friday. Arriving later or departing earlier does not reduce the rental fee. Events may be held on arrival day; guest check-in is at 5 p.m., while earlier supplier access can be arranged.

Mandatory costs: the true property floor

The rental is not the whole mandatory venue line. For a wedding, the 2027 rate sheet adds three required service charges payable at check-in. These are quoted before 22% VAT.

Adding €3,623.40 to each rental gives the minimum fixed property commitment before city tax, catering and the rest of the wedding:

The city tax is separate. For 2027, the provisional figure is €2 per resident guest per night for a maximum of five nights, with children under 12 exempt, but the amount is explicitly subject to confirmation by January 2027. Current municipal tariffs vary by accommodation classification, so RoamRecs does not treat €2 as final or include it in the fixed totals above.

Is the full week worth it?

For many weddings here, yes. The difference between a four-night stay and a full week is smaller than at venues that price every extra night at the original nightly rate:

These are package comparisons, not separately bookable nightly rates. A longer stay also creates more spending on residential meals, drinks, activities, transport and optional housekeeping. But if the villa is meant to be the social center of the trip, the rental math strongly favors considering seven nights before automatically choosing the long weekend.

What the villa rental includes

  • Parking for about 15 guest cars plus separate supplier parking.

The distinction between residential facilities and wedding production matters. A professional kitchen on site does not mean wedding catering is included, and the villa tableware is sized to the resident group rather than a 120-person reception.

What sits outside the headline rental?

Budget separately for professional wedding catering and bar staff, beverages, wedding planner or coordinator, event furniture and tabletop beyond the villa inventory, florals, lighting, sound, entertainment, photography, video, transportation, SIAE licensing and any marquee or weather infrastructure. Optional everyday meal services, extra linen or housekeeping and activities are also separate from the rental.

Ulignano does not publish a separate wedding event fee, compulsory caterer, minimum food-and-beverage spend, compulsory estate wine purchase or corkage charge. Couples can choose their suppliers and bring their own drinks. In practice, that shifts more of the wedding budget into outside catering, rentals and production rather than venue-controlled packages.

Payments and cancellation

A non-binding hold can be placed for up to three days. To confirm, the couple pays 30% of the rental fee and signs the contract; another 40% is due six months before arrival; the final 30% is due 30 days before arrival. The 2027 payment schedule is labeled non-refundable.

For a €26,400 high-season long weekend, that means €7,920 at booking, €10,560 six months before arrival and €7,920 thirty days before arrival. The €3,623.40 of mandatory service charges is payable at check-in.

Villa di Ulignano has a relatively manageable fixed property cost compared with many private Tuscan estates, but the wedding itself is intentionally unbundled. The final budget therefore depends heavily on catering, design, entertainment, how many guests stay off site and whether the weather plan requires a substantial marquee.

The wedding food-and-drink allowance here is roughly €210-€270 per guest combined. The welcome-and-farewell allowance is €90-€160 per guest across both events together, not per event. The weather line is included because an 80-person on-site ceremony crosses the villa’s 65-person threshold for a recommended marquee.

A couple who holds the legal ceremony in Volterra and does not need an on-site ceremony structure could spend less on weather infrastructure. A more elaborate clear-span marquee with flooring, lighting, draping, heating or extensive power can spend materially more. That is why the 80-person range should be read as a planning framework rather than a package price.


Capacity and Event Spaces

Villa di Ulignano publishes three different numbers that should not be collapsed into one: a 120-person event maximum, an ideal wedding range of 20-80, and an indoor reception room that is ideally suited to about 90 served meals. For larger wet-weather dinners, adjoining rooms are opened rather than moving all 120 guests into one hall.

The single-room dinner threshold is the number we would design around. A 120-person outdoor celebration may work beautifully, but if every guest must move inside for dinner, the experience becomes a multi-room reception. That is not inherently a problem, but it changes sightlines, speeches, music, service and the feeling of one shared table plan.

What Is the Rain Plan at Villa di Ulignano?

Ulignano is more specific than many private villas about how a wet-weather day works. The plan changes at two important thresholds: roughly 65 guests for an on-site ceremony and roughly 90 guests for dinner.

Up to roughly 65 guests

The villa publishes a fully indoor day: ceremony and cocktails on the ground floor, dinner in the main dining room and the party back on the ground floor. For a wedding at this size, that is a credible rain plan that keeps the entire event inside the house without requiring an external tent.

About 66-90 guests

If the ceremony is at the villa, the venue recommends an externally rented marquee. Cocktails move to the ground floor, dinner can still fit in the main dining room, and the party returns to the ground floor. This is the range where weather protection becomes a real production line rather than a small contingency.

About 91-120 guests

The ceremony-marquee recommendation remains if the ceremony is on site. Cocktails move inside, but dinner expands from the main dining room into adjoining rooms. The party then uses the ground floor. The villa therefore has an indoor solution for the maximum guest count, but it is not a 120-person one-room seated dinner.

If the legal or religious ceremony is off site

The current wedding plan says a marquee is not required simply for the ceremony. Guests can return to the villa for indoor cocktails, dinner in the main dining room plus adjoining rooms as needed, and the party on the ground floor. That can materially change the weather budget for couples comfortable marrying in Volterra or elsewhere and using the villa only for the reception.

Our read is straightforward: the rain plan is a strength at 65 guests and below, workable with deliberate production from 66 to 90, and a genuine design choice from 91 to 120. At the top end, the deciding question is whether a split-room dinner still feels like the wedding you want if rain makes the indoor plan necessary.

For weddings that cross the marquee threshold, treat the structure as part of the core production budget rather than last-minute insurance. Its size, placement, flooring, lighting and installation requirements can materially affect both cost and how the grounds are used.


Accommodation and Where Guests Should Stay

Who can stay at the villa?

Villa di Ulignano has 15 bedrooms across the main villa and two adjacent buildings. The venue calls 30 guests the ideal sleeping capacity. Using every included daybed raises that to 37, and three additional spare beds available at extra cost bring the maximum to 40.

The 15 bedrooms break down as 11 in the main villa, one in the Barn and three in the School House. The daybed detail matters: two are regular single-bed size at 190 x 80 cm and are suitable for adults, while five are smaller at 178 x 70 cm and are described as better for children or shorter guests. That makes “40 sleeps” quite different from 40 equivalent hotel beds.

We would allocate the standard beds to parents, wedding party and close family first, then use the daybeds selectively. If the weekend depends on all 40 places, build the guest-room plan around the actual bed types and the still-unpublished charge for the three spare beds rather than treating 40 as 40 equivalent hotel beds.

Air conditioning is another room-assignment point. It is listed on the Villa top floor rather than throughout the property. For July and August, couples should know which bedrooms are mechanically cooled before assigning older guests or anyone particularly sensitive to heat.

The easiest overflow: Borgo della Speranza

The most useful accommodation fact outside the villa is the one you can walk. Borgo della Speranza is about 100 meters away and currently offers four double rooms, one single room and four independent apartments, along with a restaurant/pizzeria and private parking. The apartments are designed for small groups; its published room pages show individual apartments sleeping up to four or six, though the property does not present one consolidated wedding-block capacity.

For a 40- to 60-person wedding, that makes the Ulignano cluster unusually practical. The villa can hold the core group, and several overflow households can stay essentially next door without turning the weekend into a shuttle operation.

For a larger block, use Volterra

Once the guest list moves toward 80 or 120, we would concentrate the majority of off-property guests in Volterra rather than scatter them among rural rentals. Volterra is about 10 km away; allow roughly 15 minutes to the Town Hall as a planning reference.

  • Hotel San Lino. The clearest larger hotel option we found in central Volterra, with 43 bedrooms, a pool, garage/private parking, lift and accessible facilities. Its combination of room count and vehicle access makes it practical for a meaningful shuttle block.
  • Hotel La Locanda. A characterful central option close to Piazza dei Priori. It sits inside Volterra’s ZTL and has no private car park, although guests may access the hotel to unload and nearby public parking is available. Better for guests who value walking around town than for the simplest full-size coach logistics.
  • Borgo della Speranza. Use it first for guests who benefit most from proximity. At roughly 100 meters away, it is materially easier than any hotel in town for late-night returns.

For an 80-person wedding, a full 40-person villa allocation still leaves about 40 guests needing another bed. At 120 guests, even the maximum villa setup leaves about 80 guests off site. Using only the 30 standard beds increases those figures to 50 and 90. That is why accommodation and transport need to be planned together rather than treated as separate tasks.

Catering, Vendors and the Party

Catering and drinks

Villa di Ulignano is self-catering and does not lock couples into a house caterer. Wedding catering, bar service and staffing must be provided by professional external suppliers, but couples are free to choose them. Additional event rentals and setup items are also normally arranged externally.

The drinks policy is especially flexible: there is no corkage fee and couples may bring their own beverages. That can be a meaningful advantage for couples who care about a specific wine list or want to buy alcohol directly rather than accept a venue beverage package. Professional bar staffing and the practical service setup still sit outside the villa rental.

Standard tableware is included only up to 40 guests, so a wedding above the resident-group size should expect event rentals or a caterer package to cover the larger dinner. The villa has a substantial professional kitchen, which is useful for outside catering, but the wedding meal itself is not part of the residential rental.

Planner and coordination

A professional wedding planner is highly recommended but not mandatory. Couples may use a full planner, a wedding-day coordinator or plan independently. The villa’s own role is venue and villa support rather than event planning, and once a date is under a non-binding hold it can share a non-exclusive shortlist of planners who have worked there.

For a destination wedding above about 65 guests, RoamRecs would budget for a full planning team rather than a coordinator brought in only for the final weeks. The reason is practical: external catering, rentals, a weather structure, multiple event settings, guest transport and a late party all need to be designed around one property that is intentionally not a turnkey event hotel.

Music: one of Ulignano’s stronger rules

Outdoor music is permitted until 2 a.m., after which indoor music may continue at a moderate volume. That is a relatively late outdoor cutoff for a private Tuscan villa. The important unknown is the format after 2 a.m.: no final indoor end time or decibel limit is published, so couples who want a true late afterparty should resolve that before booking entertainment.

Music licensing is separate from the villa’s sound rules. For a wedding with fewer than 200 guests, the current SIAE permit is €272.58 including VAT for live music only, or €384.73 including VAT when recorded music is used, including a DJ or a mix of live and recorded music. The villa’s 120-person maximum keeps Ulignano weddings within that guest bracket, but the fee should be reconfirmed for the event date.

On-site symbolic or civil ceremony

The panoramic lawn is offered for symbolic and civil ceremonies, which means couples can keep the ceremony and reception on the same property. For a legally binding civil marriage, however, the current municipal authorization, registrar availability, fees and paperwork still need to be established for the specific date and couple.

Volterra Town Hall

Volterra Town Hall is the cleaner alternative for couples who prefer to separate the legal ceremony from the reception. Allow about 15 minutes from the villa, and using an off-site ceremony also removes the venue’s marquee recommendation that applies above 65 guests when the ceremony is held at Ulignano. Guests can then return to the villa for cocktails, dinner and the party.

Catholic ceremony

For a Catholic ceremony, the 2027 option is Sant’Agostino in San Gimignano, approximately 30 minutes away. A private Catholic chapel also exists on the property, but it is not listed among the 2027 wedding ceremony options. Treat it as a property amenity rather than a bookable ceremony space unless the villa and relevant church authorities confirm otherwise.

Other Rules Worth Knowing

  • Fireworks and effects. Fireworks, flying lanterns, floating candles and non-biodegradable confetti are not permitted. Petals are the published confetti alternative.
  • Pool glassware. Glassware around the pool is limited to seated dinners or calm gatherings. A standing pool party should therefore have a separate drinkware plan.

Getting There and Transportation

Villa di Ulignano is in the countryside outside Volterra, not in the separate village of Ulignano north of San Gimignano. The venue itself warns that this is not a place where guests can simply hail a cab. Private drivers, minibuses and coaches should be booked in advance.

  • Pisa Airport (PSA): About 65 km; allow roughly 1 hour by road
  • Florence Airport (FLR): About 74 km; allow roughly 1 hour 15 minutes by road
  • Volterra historic center: About 10 km; allow roughly 15 minutes for wedding planning
  • San Gimignano: Allow roughly 30 minutes for the current Catholic-ceremony option

These are planning allowances, not live route guarantees. Add time for airport collection, baggage, traffic, narrow roads, group loading and the exact pickup point. The final approach is rural, so a coach operator should drive or review the route before the wedding rather than assume the largest vehicle can reach and turn comfortably.

Volterra is not on a simple mainline train route. Official local tourism guidance generally sends rail travelers through Pisa/Pontedera, Florence or Cecina/Saline di Volterra and then onto buses or road transport. For wedding guests, rail is best treated as a way to reach the wider area, not the final transport solution.

Our preferred setup is to keep the resident group at the villa, put the nearest overflow at Borgo della Speranza, concentrate the larger off-site block in Volterra and run scheduled wedding transport. If guests are staying at a ZTL hotel such as La Locanda, confirm the exact coach pickup point before the room block is finalized.


Best Time for a Villa di Ulignano Wedding

Our first choices are late May, June and early September. They sit in high season, but they give the best chance to use the lawn, pool and outdoor dinner sequence without the strongest July-August heat. The real value dates are just before May 11 and just after October 12, when the villa moves into mid-season pricing.

Late May and June

The strongest all-around choice. The pool is open, evenings are long, regional rainfall is lower than in spring or autumn, and the wedding can realistically use the outdoor ceremony-cocktails-dinner-party sequence that makes the property work so well. The tradeoff is full high-season pricing.

Early September

Our favorite late-summer option. It remains high season, but the average daytime conditions are more comfortable than July or August. September is not especially dry in the regional normals, so an 80- or 120-person wedding still needs a serious marquee and indoor plan.

Early May before May 11

The most interesting spring value play. A four-night stay is €19,700 in mid season rather than €26,400 in high season, a €6,700 rental difference for dates on the cheaper side of the May 11 boundary. Weather is cooler and less reliable, which makes the villa’s indoor plan more important.

Mid-October after October 12

The same €6,700 four-night rental saving appears after October 12. The tradeoff is much clearer: regional rainfall rises materially in October and evenings cool quickly. This is attractive for a wedding of 40-65 that genuinely likes the indoor spaces. We would be more cautious for 100-120 guests who are choosing Ulignano mainly for the outdoor dinner.

Late October to November 16

This is the cheapest 2027 season, but the pool area is closed and inaccessible. A four-night stay drops to €14,000, yet the visual and social center of many warm-weather weekends is no longer available. We would choose late autumn only because the couple prefers an indoor-first house-party wedding, not simply because the rental is cheaper.

July and August

These months offer the driest regional pattern but the most heat exposure. A later ceremony, plentiful water, shade and a realistic cooling plan are important. Air conditioning is listed only on the Villa top floor, so room assignments should reflect which bedrooms are actually cooled.


Building a Wedding Weekend Around the Stay

The four-night long weekend is structurally convenient: Friday arrival at 5 p.m., Tuesday departure at 10 a.m. It gives the wedding enough room to feel like a destination trip without requiring the resident group to commit to a full week.

  • Friday. Arrival, villa settling-in and a simple welcome dinner. Supplier access can be arranged before the 5 p.m. guest check-in if the welcome event needs earlier setup.
  • Saturday. Pool day, Volterra or San Gimignano time, and an informal evening. The villa’s kitchens and outside meal-service options work well for a resident-group day.
  • Sunday. Ceremony, cocktails, dinner and party. A Sunday wedding also gives the resident group a slower Monday recovery day.
  • Monday. Farewell lunch, pizza evening or relaxed pool day, with no need to dismantle the entire weekend around a Monday morning checkout.
  • Tuesday. 10 a.m. departure. Supplier collections that extend beyond the stay should be agreed in advance.

For a seven-night wedding, the villa’s relative value becomes even stronger. A full high-season week is only €6,600 more in rental than the four-night stay. That makes space for a proper Tuscany rhythm: one or two group meals, a free day, the wedding, and time for guests to use Volterra and San Gimignano rather than trying to compress every activity into the 48 hours around the ceremony.

The villa can arrange optional cooks, catering, provisioning, bread delivery, private transfers and activities through external providers. These are separate residential costs, and optional-service pricing is updated annually rather than built into the villa rental.


What to Resolve Before Paying a Deposit

Before paying the first non-refundable installment, four points matter most.

Price: the quoted rental should identify every included building and event space, the final city tax, spare-bed charges, mandatory wedding cleaning and any other required fee. The Barn is the main scope point still needing clarification.

Weather: the couple should be comfortable with the actual rain layout, not only the 120-person outdoor maximum. Above 65, a marquee should already be part of the planning conversation. Above 90, the adjoining-room dinner should be treated as the real wet-weather reception rather than an abstract backup.

Ceremony: a legal ceremony on the panoramic lawn still depends on current municipal authorization and registrar arrangements. If the private chapel matters, its availability for weddings remains separate from the chapel simply existing on the property.

Late night and transport: outdoor music can run until 2 a.m., but the post-2 a.m. indoor format is not fully published. The same is true of large-coach access. Those two details determine how the party actually ends and how off-site guests get home.


Similar Wedding Venues to Compare

Villa Pozzolo: more bundled, much less supplier freedom

Villa Pozzolo is the cleanest comparison for couples who love the private-house scale but do not want to build the weekend from separate suppliers. Its current wedding model is exclusive to one group and includes accommodation, staff, food, drinks and catering, with 23 bedrooms for up to 40 guests and celebrations up to 120.

Ulignano is the better fit when choosing your own caterer, drinks and production team is part of the appeal. Pozzolo is the useful alternative when the opposite is true: you would rather pay for a more integrated house-party operation than manage a self-catering base.

Borgo Pignano Volterra: hotel-service alternative nearby

Borgo Pignano is a nearby estate-hotel model with in-house culinary and beverage service, multiple accommodations and a dedicated celebrations team. Its wedding model is outdoors, with a marquee recommended as the weather safeguard.

Compare it when hospitality infrastructure, daily service and a broader guest stay matter more than Ulignano’s supplier freedom and private-home feel. It solves some service questions, but not necessarily the outdoor-weather question.

Villa Cetinale: more on-site beds, smaller wedding ceiling

Villa Cetinale caps weddings at 100 but can accommodate 48 guests across four estate properties, including 25 in the main villa. It is a stronger comparison for couples prioritizing a landmark historic garden estate and a larger share of guests sleeping within one property system.

Ulignano offers a higher 120-person event ceiling, a shorter four-night long-weekend format and unusually open catering and corkage rules. Cetinale is more compelling when the weeklong private-estate experience and formal gardens are the reason for the trip.

Castello di Celsa: stronger dedicated indoor-event architecture

Castello di Celsa, west of Siena, combines chapel, courtyard, woods and a Granary with two covered halls and a loggia. It does not publish a seated capacity, so it should be compared on an actual floor plan rather than a directory number.

It is worth touring if Ulignano’s split-room wet-weather dinner above 90 is the main concern. The tradeoff is a different geography and wedding model rather than a like-for-like replacement.
