Villa Pessina is a private, 1920s villa in Tremezzo, on Lake Como’s western shore. Its tower, ornate interiors and lake-facing garden give a small wedding several distinct settings without requiring a multi-night estate rental. For 2027, exclusive hire starts at €3,000 for up to four hours, while the wedding-day rental is €6,500 from 10 a.m. to midnight. Food, drinks and wedding production are separate.
The guest list needs to suit each part of the day. Pessina can host an event for up to 70 people, while its two indoor dining rooms seat 40 in total. The current indoor after-party accommodates up to 15. The right wedding size therefore depends as much on how you want to spend the evening as on the garden’s capacity.
For a dinner-led celebration with a smaller guest list, the setting and flexible rental structure are appealing. For a larger wedding, the tent, evening party and hotel arrangements need to work just as well as the garden does. This is also a lake-view villa, not a private waterfront estate: the road runs between the property and the water, and there is no direct lake access or private dock.

Pessina’s strongest proposition is a private Lake Como wedding without paying for a residential estate you do not need.
You can spend the morning getting ready in the villa, marry in the garden or on a smaller terrace, and host dinner with the house and lake as the setting. The interiors matter here. This is not simply a lawn with a view: the tower, richly decorated rooms and dramatic façade give the day visual variety even without elaborate floral installations. The rental includes private use of the interiors and gardens during the booked hours, rather than tying the wedding to a hotel room block.
That makes the venue particularly interesting for couples who want to choose their own hotels and suppliers. A four- or six-hour booking also opens up a different use: a welcome lunch, intimate ceremony or farewell gathering, rather than a full reception. You are buying time in the house, not a mandatory wedding weekend.
Our preferred wedding size is around 20–35 guests, with the ceremony, meal and time together taking priority over a large late-night dance floor. That leaves some flexibility within the combined indoor dinner capacity, although the seating may still be divided between rooms. For a group of this size, we would plan the main musical celebration before 11 p.m. or arrange the later party elsewhere.
The real step up comes above 40. A 60- or 70-person garden wedding is possible, but the indoor dining rooms cannot accommodate the whole dinner if it rains. A tent and the time needed to install it become substantial parts of the wedding, alongside a separate plan for the end of the evening. At that size, the €6,500 rental can be a relatively small part of the eventual budget.
There are two other compromises to be comfortable with. Everyone needs accommodation elsewhere, and arriving by boat means landing at a nearby dock and completing the journey to the villa. The garden’s lake view does not come with direct access to the water. For some couples that is an easy trade for the setting and rental flexibility; for others it removes the very thing they wanted from a Como venue.
Bottom line: We would shortlist Pessina for an intimate, design-conscious celebration, a smaller family wedding or a separate wedding-weekend event. It is less well suited to a large, dance-led reception or a weekend where everyone needs to stay on-site. For 41–70 guests, the garden is only part of the decision: the covered reception and evening arrangements need to be equally appealing.

How Much Does a Villa Pessina Wedding Cost?
The 2027 rental prices

These are exclusive venue-hire prices for 2027, with catering charged separately. No overnight stay is required. Each rental block covers the time you and your suppliers have at the property, including setup.
Whether VAT is included remains to be agreed. Allow for the possibility of tax on top of the rental and overtime prices when comparing the venue with other options.
Why the setup clock matters
All vendor access and installation take place within the booked rental period. A four-hour lunch that takes two hours to install has very little time left for the lunch itself. For a wedding with flowers, catering, lighting and furniture deliveries, the full wedding-day window is usually the more sensible starting point.
The longer hire can also be better value. Extending an eight-hour booking by six hours would cost €8,300: €5,000 plus six hours at €550. The wedding-day rental costs €6,500, or €1,800 less, for its fixed 10 a.m.–midnight window. That saving applies when those hours suit the wedding; access before 10 a.m. would still need a separate arrangement.
Two approved extra hours added to the wedding-day rental would bring venue hire to €7,600. Agree whether extra time is available for early installation or later collection, and how the suppliers’ pack-down fits around guest departure. Neither music cutoff automatically moves later when more access time is booked.
What the rental includes
The hire includes exclusive use of the villa’s interiors and gardens, a designated room for changing and getting ready, the ground-floor audio system, final event cleaning and villa assistance during the event. A vintage-car experience is included, with two available models to choose from; alternative vintage or luxury cars can be arranged separately. Technical site visits for vendors are also included.
These inclusions make the house ready to use, but they do not replace a wedding planner, a full reception sound-and-lighting setup or overnight accommodation. The vintage-car experience is also distinct from guest transportation: arrange the model, timing and scope rather than assuming two cars or an unrestricted transfer service are included.
What Sits Outside the Venue Rental?
Catering, drinks and the team producing the wedding sit outside the venue hire. Budget separately for planning, flowers, furniture and tabletop rentals, lighting and sound, entertainment, photography and video, ceremony services and guest transport. Boat hire and any additional events are separate too.
Toilet-attendant service is mandatory for events with 10 or more participants. Budget for it separately, with the price and service hours agreed for the event. The villa can recommend a cleaning company. This is an event-day service, distinct from the final cleaning already included in the rental.
Moving existing furniture also carries an additional charge when needed. That can matter for a room reset or an indoor dinner layout, so a design that depends on emptying a furnished room should include the removal and reinstatement arrangements in its budget. Additional lighting, furniture and other requested services are chargeable.
For more than 40 guests, a tented weather plan adds another substantial cost. The structure, flooring, installation, lighting, power distribution and any heating or ventilation need to be considered together. A quote for a basic canopy is not necessarily a quote for a comfortable dinner during sustained bad weather.
Deposits and payment
The refundable security deposit is €500 for rentals up to five hours and €1,000 for rentals from five through 12 hours. A four-hour hire therefore needs €500, while six- and eight-hour hires need €1,000. For the 14-hour wedding day, the amount is still to be agreed. An exactly five-hour booking also needs a specific amount because it falls in both bands.
The security deposit is payable in cash before the event and is refunded afterward provided no damage is found. It is separate from both the rental and any booking installment, so keep it available as extra cash rather than counting it as a spent wedding cost.
Booking installments, cancellation and postponement terms are still to be agreed. A dated payment schedule will show what is due when, and what happens to those payments if plans change.

The models include a symbolic celebrant, a defined catering-and-drinks service, planning, photography and video, flowers, rentals and event production, music and a licensing allowance, local wedding-day shuttles, and a modest beauty-and-stationery allowance. A 10% contingency is applied to the estimated non-rental costs.
Not included: guest or couple hotel rooms, flights, airport transfers, welcome or farewell events, an off-site after-party, boat excursions, attire, rings and honeymoon expenses. No additional VAT has been added. Add the mandatory toilet-attendant service, any required furniture removal, extra access hours and any further compulsory venue charges separately; their amounts are still to be agreed. Refundable damage security is extra cash to have available, not money assumed spent.
Use the ranges to compare wedding formats rather than as an all-inclusive ceiling. A 60-person celebration needing a more substantial weather structure, longer installation access or a separate late-night venue can exceed the model.

Food and drink are modeled at €250–€400 per guest for aperitivo, dinner, dessert or cake, wine, a defined bar service and catering staff. This does not cover an unlimited bar or all-day hospitality. Equipment sits in the production allowance, while performers or a DJ and music licensing sit in entertainment.
Supplier packages will overlap with some of these allowances. Basic tables, linen, tableware or sound equipment should only be counted once, even when they appear in more than one proposal. Photography travel and assistants, and the planner’s team, hours and commissions, also affect what each fee covers.
For a 40-person wedding, the €6,500 rental is only part of the €45,220–€83,830 model. Reducing flowers or choosing photography without video can change the budget significantly, but those choices do not remove the need for catering, transport and a workable weather plan.
Capacity and Event Spaces
Where each part of the wedding can take place

Table sizes, service routes, a bar and any stage all affect the final arrangement within these limits.
The garden is the natural focus for a larger ceremony and outdoor dinner. For a smaller wedding, the second-floor terrace offers a more contained setting above the lake. The historic interiors then give the couple places for preparations and photographs, rather than making every part of the day depend on the lawn.
For dinner indoors, the relationship between the two rooms matters. Where the couple sit and whether everyone can share the speeches will shape the evening more than the combined capacity alone. Even with 30 guests, the layout needs to show whether the group can dine together in one room or will be divided between them.
A wedding day we would build around the house
For roughly 20–35 guests, an attractive sequence is preparations in the villa, a garden ceremony, aperitivo while photographs are taken, and a generous dinner with speeches and music before the outdoor cutoff. A terrace ceremony is another option when the ceremony group fits its 30-person limit.
We would make dinner the centerpiece and leave time for speeches and music before 11 p.m., rather than letting a late meal push the main celebration beyond the outdoor music cutoff. The room changes and supplier timetable should make that sequence feel relaxed rather than rushed.
What Is the Rain Plan at Villa Pessina?
The two indoor dining rooms provide a seated fallback for up to 40 people in total. Above 40, the weather plan depends on a tent or marquee.
For a smaller wedding, dinner can move into the house without requiring a large temporary structure. The compromise is the split-room arrangement, so the seating and speeches deserve as much thought as they would for the garden reception.
The part still to work out is what happens before dinner. Covered ceremony and drinks capacities are not established, and the dining rooms may need to be reset between uses. Guests need a comfortable place to gather while tables are prepared. The balconies, terraces and loggia are not a confirmed full-capacity, weatherproof alternative.
For 41–70 guests, Pessina permits a marquee or tent arranged through suppliers. It needs to work for more than dinner: the plan should also cover the ceremony or a separate ceremony alternative, aperitivo, catering space and the route between the tent and house. The overall event limit remains 70.
A tent also needs time on the property. Since installation takes place within booked hours, early access and removal can add to its cost. Have those hours priced with the structure rather than treating setup as a free day around the wedding.
The 60-person budget includes an €8,000–€18,000 RoamRecs planning allowance for a tented setup with basic flooring and weather-related infrastructure, not a venue or vendor quote. More elaborate enclosures, difficult installation, heating, cooling or weather requirements may cost more.
For an April wedding, choose Pessina for an indoor or tented version of the day you genuinely like. With a small guest list, that can mean dinner in the villa’s historic rooms. For 60 guests, it means being comfortable with the look, cost and space taken up by a tent from the outset.
Catering, Vendors and the Evening Party
You can choose your own vendors, and the villa has a kitchen equipped for catering. Recommendations are available, but there is no exclusive supplier list in the current wedding offering. An event-planning service, catering or a private chef, flowers, musicians and boat rental can also be arranged for separate fees.
That freedom is useful for a couple with a preferred caterer or a clear design direction. It also leaves the wedding team responsible for bringing the day together, from fitting the menu and service to the house to coordinating deliveries with very limited on-property parking.
We would budget for an experienced planner or strong on-site coordination team. Room changes, weather decisions, deliveries and guest departures need someone overseeing the whole wedding, beyond the villa assistance included in the hire.
Food is restricted to areas designated by the villa. Kitchen use and any associated charges belong in the catering proposal; outside wine and corkage arrangements also need agreement. This gives the caterer a clear basis for the menu and bar rather than assuming every room can be used for food service.
Music and the 11 p.m. transition
Outdoor music is allowed until 11 p.m., and indoor music until midnight. Live music is permitted. The current indoor after-party, however, accommodates up to 15 guests. A larger space intended for up to 40 is planned for 2027, but its opening and availability are not yet confirmed.
For a wedding above 15, this means the full group cannot simply move indoors to dance when outdoor music stops. The 40-person dinner capacity does not change that party limit.
The simplest approach is to schedule the main music earlier and give the evening a satisfying finish around 11 p.m. A separately booked after-party elsewhere is another option, with transport and its own budget. It is a better solution for a larger group than splitting the guest list at the end of the night.
The included ground-floor audio system can play a playlist. More demanding entertainment may need separate equipment, agreed sound levels and a suitable location.
Accommodation and Where Guests Should Stay
Pessina currently operates as an event venue, so plan hotel accommodation for the couple as well as the guests. A suite for the couple, with a private bathroom, is proposed for 2027 at an additional charge. Its opening, availability and price remain to be settled; the included getting-ready room is a daytime facility, not an overnight stay.
This changes the feel of the weekend. Rather than everyone living together in one villa, Pessina becomes the private setting for the wedding day, with hotels and restaurants providing the rest of the stay. That can be a benefit when guests have different budgets or want to extend their time on the lake independently.
Our first choice would be to keep most guests in Tremezzo or Lenno, on the same side of the lake. One or two hotel hubs make a short shuttle route much easier than a collection of scattered properties or a late-night crossing from the opposite shore.
Nearby hotels worth considering

- La Darsena, Tremezzo: Why it belongs on the shortlist: A 13-room property directly on the water, with a restaurant; appealing for a small group rather than a whole large wedding. Driving allowance: Approximately 2–5 minutes.
- Albergo Lenno: Why it belongs on the shortlist: A hotel on Lenno’s waterfront near the pier, useful for guests who want a village base and easy daytime lake outings. Driving allowance: Approximately 5–10 minutes.
- Grand Hotel Tremezzo: Why it belongs on the shortlist: A luxury hotel option with restaurants, spa facilities and extensive hospitality services; appropriate for guests prioritizing the hotel experience. Driving allowance: Approximately 5–10 minutes.
Choose the hotels and shuttle pickup points together. A short drive is most useful when guests can board comfortably and return easily at the end of the night. Outside the core season, hotel opening dates and minimum stays may narrow the options.
Getting There and Transportation
The destination is Tremezzo in Tremezzina, rather than Como city. International guests can arrive through Milan’s airports and continue by road, or use a train to Como before the final transfer along the western shore.

Train, bus and ferry
Direct trains from Milano Centrale to Como San Giovanni take about 40 minutes. From Como, a pre-arranged road transfer is the simplest option for guests with luggage. The current ASF route serving the western-shore corridor is C110, running between Como, Argegno, Menaggio and Colico. It is useful for independent travel, not a substitute for an agreed wedding transport service.
Scheduled boats can be a pleasant way for guests to explore the lake during their stay. Services vary by route and season, so use the timetable for the actual wedding dates. Do not leave the return from the wedding dependent on a presumed late public ferry.
Arriving by boat
Villa Pessina has lake views but no direct access to the water. The nearest docks are in Tremezzo, roughly two minutes by car or 10 minutes on foot, and Lenno, roughly five minutes by car. A private boat arrival therefore involves a landing elsewhere and a final transfer or walk.
For the couple, that can still be a lovely part of the day. For a whole wedding group, allow for boarding time, dock access, luggage or attire, and the final road-side arrival. Any boat plan needs a land-based alternative for unsuitable conditions. Boat rental is not part of the venue hire.
Parking and wedding shuttles
Only two cars can park inside the property. Vans and service vehicles can enter temporarily to load and unload, then must leave. Public parking is approximately a minute’s walk away; allow for availability rather than promising guests a space.
We would use coordinated local shuttles and stagger supplier deliveries. The transport company needs a suitable loading and waiting point, with vehicles sized for the actual approach.
For guests with limited mobility, the route from drop-off to the ceremony, dinner and bathrooms matters as much as the distance. Step-free access, particularly to upper-floor settings, remains to be clarified. The adjacent road is also worth experiencing at the planned ceremony time, both for the pedestrian approach and traffic sound.
Ceremony Options and House Rules
Symbolic at Pessina, legal formalities elsewhere
Villa Pessina permits symbolic ceremonies only. Legally binding civil ceremonies are not allowed on the property. Couples can complete the legal marriage separately and have their personal ceremony in the garden or on the second-floor terrace.
For a legally binding ceremony nearby, Villa Carlotta’s Camellia Terrace is an option to investigate: civil as well as symbolic ceremonies are offered there. It is a separate venue booking with its own availability, fees and arrangements, not a service included with Pessina. The Comune di Tremezzina is the appropriate starting point for local civil-marriage procedures. Religious ceremonies should be arranged separately with the relevant church or religious authority.
A few rules that affect the design
Real candles are not allowed indoors, although they are permitted in outdoor spaces. LED candles are the straightforward choice inside. Smoke and fog machines are prohibited throughout the property, so entertainment plans should not depend on those effects. Indoor smoking is prohibited, with a €10,000 venue-stated penalty; smoking outside is limited to designated areas.
The property must be left in its original condition. Any design involving furniture removal needs that paid service arranged with the villa, rather than furniture being moved informally on the day.
Drone filming is permitted by the villa, but the operator still needs to comply with the applicable flight and airspace requirements. Venue permission is not a blanket aviation authorization.
For a family wedding, discuss children’s needs, especially stairs, routes between spaces and the evening plan. Guest-child and pet arrangements, confetti, fireworks and other special effects beyond the smoke-machine rule still need agreement with the villa.
Best Time for a Villa Pessina Wedding
Our first dates to explore would be late May, June or early September, but the right choice depends on whether you prefer the indoor version of the day or are committed to dining outside.
Lake Como does not have a reliably dry Mediterranean summer. Spring and autumn can bring substantial rain, and late spring and summer can bring afternoon or evening thunderstorms. July and August can also be hot. Those patterns make weather planning relevant throughout the wedding season, not only in April or October.
- April and early spring: Best considered with an indoor-first dinner you genuinely like. Above 40 guests, decide on the tented version before choosing the date.
- Late May and June: Attractive for a garden-centered day and longer evenings; still allow a complete weather alternative.
- July and August: Favor a later ceremony, shade, drinking water and a comfortable retreat. Do not treat a clear-roof structure as automatically comfortable in heat.
- September: A strong option for a dinner-led wedding; build the timetable around the available daylight rather than copying a midsummer schedule.
- October and cooler months: Prioritize indoor comfort, lighting and hotel operating dates. A lower rental price should not be assumed simply because the date is outside summer.
For an April or May celebration, our priority would be an indoor or tented plan that preserves the parts of Pessina you are choosing it for. The rooms, garden setting and evening flow should still make sense when the weather changes.
Building a Wedding Weekend Around Pessina
The simplest weekend uses local hotels as the base, a restaurant or separately booked venue for the welcome gathering, Pessina for the wedding, and a relaxed hotel breakfast or lunch afterward. That avoids turning every meal into another production with new deliveries and a new rental clock.
Pessina can also host a welcome lunch or farewell event. For illustration, booking the €6,500 wedding day plus two separate four-hour rentals at €3,000 each gives €12,500 in venue hire. Food, drinks, staffing, rentals, any extra access, taxes where applicable and the required service arrangements still sit on top. The three bookings would need to be available and agreed separately.
For a 40-person group, allowing €75–€150 per person for each of two additional meals produces another €6,000–€12,000 in food-and-drink planning costs across those events. This is a RoamRecs allowance, not a menu price. If both gatherings take place at Pessina, the extra €6,000 of venue hire and that food-and-drink allowance add €12,000–€18,000 before extra production, transport, taxes and service charges.
We would spend that money on additional Pessina events only when having the same private setting matters. Otherwise, keeping the villa for the wedding and using local hospitality for the surrounding meals may make the weekend easier to organize.
