Villa Balbiano is a waterfront palazzo in Ossuccio, in Tremezzina on Lake Como’s western shore. Its formal gardens and private pier give the wedding a lakefront setting, while the six-suite main house keeps the stay small and personal. That contrast defines the experience: close family in the palazzo, with a potentially much larger celebration around them.

For 2026–2027, the main event rentals range from €50,000 for a weekday wedding day with up to 40 guests to €250,000 for three days and two nights with up to 200 event guests. The main one- and two-night wedding rentals include accommodation for 12 people. Smaller elopement and short-event arrangements have their own prices and access limits.

The number that most changes the wedding is 55. The villa can seat up to 55 for dinner indoors. Above 55 event guests, a separately rented, pre-installed glasshouse is mandatory, even in good weather. Crossing that threshold means a higher villa rental as well as the glasshouse cost, so the guest list shapes both the budget and the reception.

The RoamRecs Take

Balbiano’s appeal is the combination of a small private stay and a lakefront celebration. The couple and close family can occupy the six-suite palazzo, then welcome a larger guest list into its gardens. We would let the façade, the water and the historic interiors carry much of the design, rather than spend heavily disguising the setting.

There are two ways we would approach it. For 40–55 guests, make the villa itself the focus, with an intimate dinner indoors and time in the gardens. For roughly 80–100 guests, embrace a glasshouse reception as part of the wedding from the beginning. That second range stays within the up-to-100 rental tier while creating a distinctly different reception from a dinner in the palazzo. These are our preferred guest counts; the detailed seating and party arrangements are covered below.

The smaller option is still a substantial commitment. A 40-person weekday event begins with €50,000 of rental, while the two-night option for up to 55 guests costs €150,000. The day-only booking suits couples whose guests are already staying nearby. The two-night version adds the private-house experience for 12 people, with more time for wedding preparations and a slower departure.

The larger option calls for a comfortable budget from the outset. Moving a three-day booking from 55 to 56 guests raises the rental by €50,000 and brings in the mandatory glasshouse. Moving from 100 to 101 adds another €50,000 to the rental. Those thresholds matter much more than modest savings on flowers or dinner. Settle a realistic guest list early, without inviting extra people simply to fill a pricing tier.

The main logistical advantage is having the couple’s accommodation and the wedding setting together. The limitation is how few guests can share that stay. Even expanding from the 12 included places to the maximum of 30 leaves most of a larger wedding in hotels. We would use Balbiano as the private center of the weekend and keep the wider group together in nearby west-shore accommodation, rather than expect a hotel-buyout experience.

Finally, the lakefront party has to change character early: outdoor music ends at 9:30 p.m. Couples who picture dancing outside until the early hours should look elsewhere. Couples who are happy to make the transition part of the evening can still have a generous celebration, with the standard afterparty ending at 1 a.m.

Bottom line: Choose Balbiano when the private palazzo, lakefront gardens and small family stay are central to the wedding you want. Look elsewhere when the priority is a bundled package, keeping a large guest list under one roof or dancing outdoors late into the night. For a larger wedding here, liking the glasshouse reception matters just as much as liking the gardens.

How Much Does a Villa Balbiano Wedding Cost?

The main 2026–2027 event rentals

The prices below are total rental fees for the stated arrangement, not nightly rates and not complete wedding packages. Three days means two nights, not three.

  • One weekday event day: Event guests: Up to 40 included. Rental fee: €50,000. Overnight accommodation: None; one getting-ready suite.
  • Two days / one night, weekday: Event guests: Up to 55. Rental fee: €100,000. Overnight accommodation: Six double suites, 12 guests.
  • Three days / two nights: Event guests: Up to 55. Rental fee: €150,000. Overnight accommodation: Six double suites, 12 guests.
  • Three days / two nights: Event guests: Up to 100. Rental fee: €200,000. Overnight accommodation: Six double suites, 12 guests.

One-day wedding prices for 41–55 guests

  • Up to 40: Guest supplement: Included. Total day rental: €50,000.
  • 41–45: Guest supplement: €5,000. Total day rental: €55,000.
  • 46–50: Guest supplement: €10,000. Total day rental: €60,000.
  • 51–55: Guest supplement: €15,000. Total day rental: €65,000.

The supplements are alternatives, not cumulative steps. A 50-person weekday event is €50,000 plus €10,000, giving a €60,000 rental. The getting-ready suite does not become an overnight booking, and a weekend supplement would be additional.

Where the guest list changes the price

For a three-day stay, 55 guests sit in the €150,000 tier. At 56, the next main rental is €200,000, and the glasshouse becomes compulsory. At 101, the rental becomes €250,000. The standard day-only arrangement covers up to 55 guests. For a larger wedding, the main options are three days and two nights.

If your numbers are close to a threshold, settle how the couple, children and working suppliers count toward the venue’s event total before the invitation list is finalized. It is the difference between two substantially different wedding budgets.

Arrival, departure and time on the property

  • One-day event: Arrival / access: 10 a.m. Departure / release: Property and grounds, including final cleaning, released by 8:30 a.m. the next day.
  • Two days / one night: Arrival / access: 10 a.m. on day one. Departure / release: 9 p.m. on day two.
  • Three days / two nights: Arrival / access: 10 a.m. on day one. Departure / release: 9 p.m. on day three.

The 9 p.m. checkout leaves much of the final day for a slower departure, but does not add another night. For a one-day wedding, guests leave after the event and the team must have the property and grounds cleared and cleaned by 8:30 a.m. Cleanup therefore needs to be covered in the supplier budget.


What Is Included, and What Costs Extra?

The main one- and two-night wedding rentals include six double suites in the palazzo for 12 people. The day rental instead includes one Lake Como-view suite on the second floor for the couple to get ready. Two technical site inspections for vendors are included. Additional accommodation, extra getting-ready suites and other requested services carry extra charges.

The rental buys the setting and, with an overnight booking, the specified rooms. The wedding itself has a separate budget: catering, drinks, reception staff, flowers, furniture, tableware, lighting, sound, entertainment, photography, video, planning and transport. Breakfast, other resident meals, housekeeping and any private-chef service also need to be priced or expressly included. The exact areas reserved exclusively for your group, including any additional buildings, remain part of the booking arrangements.

  • Glasshouse above 55 event guests: Mandatory. Separate direct rental agreement with the structure company. Its actual price must be added to the wedding budget
  • Power-hub access: Mandatory extra charge. Price separately, including any additional power distribution needed
  • Toilet attendant at events: Mandatory extra charge. The staffing cost is separate from the main rental
  • Additional overnight accommodation: Optional, paid separately; total sleeping capacity can reach 30

The listed extras sit outside the main rental fee.

Damage security, payments and cancellation

Each of the five main rental arrangements requires a separate €35,000 damage deposit. For the main overnight packages, it is refundable if there is no damage. The day-only rental has the same deposit; ask for its return conditions as part of that booking.

With a €200,000 rental, that means setting aside €235,000 for the rental and damage deposit before wedding services and other charges. It does not mean the full amount is due at once. Our wedding-budget estimates exclude the damage deposit from spending.

Ask for the booking-payment schedule, cancellation charges and postponement options alongside the rental price. For a larger wedding, consider the villa and glasshouse together: a date change may affect two separate bookings. It is also worth understanding how a later change in attendance affects the rental tier.


Estimated Wedding Budget

The models below combine the 2026–2027 rental prices with allowances for a professionally planned wedding. No month-specific rate adjustment has been applied. These are estimated subtotals because the required additions below still need to be priced.

Add to every scenario: mandatory power-hub access, the event toilet attendant and any additional VAT. Above 55 guests, also add the mandatory glasshouse. These costs sit outside both the subtotals and the contingency shown below.

The 40-person model covers one weekday wedding day, without accommodation or additional hosted meals. Each multiday model includes two nights for 12 people, one wedding at Balbiano, and food, drinks and service for a relatively relaxed off-property welcome meal and farewell meal for the full wedding guest count. Exclusive restaurant hire and any extra villa-event fees are outside the estimate.

Other exclusions are additional villa accommodation beyond the 12 included places in the multiday models, off-property guest rooms, airport transfers, a full guest boat-transfer program, routine resident meals outside the budgeted events, extra getting-ready suites, historic-gate opening, late extensions, flights, attire, rings and honeymoon. The 40- and 55-person models assume a suitable villa-interior weather plan without a separate structure. Any required weather build would be additional.

The model allows €350–€600 per guest for wedding food, drinks and service, plus €120–€220 per guest across the welcome and farewell meals combined. These are RoamRecs allowances, not minimum spends imposed by the venue.

As supplier prices come in, replace the corresponding allowances. Where catering includes furniture or tableware, or the glasshouse hire includes flooring or lighting, count those items once rather than again in the separate production budget.

This also explains why a lower guest count does not produce a proportionately cheaper wedding. The villa, planner, photography and much of the production remain substantial fixed commitments. Within the same rental tier, reducing 100 guests to 90 saves on the variable parts of the wedding, not on the €200,000 villa rental.


Capacity and Event Spaces

Balbiano’s largest rental covers up to 200 event guests, but the villa itself seats up to 55 for dinner indoors. Above that size, the glasshouse becomes central to the reception. Its seated capacity with tables, service space and entertainment remains an open question; the 200-guest rental limit is not a 200-seat glasshouse plan.

  • Lakefront lawns and gardens: Best role in the day: Ceremony, drinks, portraits and an outdoor part of the reception. Capacity and practical distinction: Outdoor settings, not a covered fallback. Seating and circulation depend on the chosen area and design.
  • Villa interiors: Best role in the day: Intimate dinner and possible weather alternatives. Capacity and practical distinction: Up to 55 seated for dinner. Ceremony, drinks and dancing need separate space or a planned room changeover.
  • Pre-installed glasshouse: Best role in the day: Covered reception for larger weddings. Capacity and practical distinction: Compulsory rental above 55 guests; 
  • Pool surroundings: Best role in the day: Photographs or a separately arranged gathering. Capacity and practical distinction: Pool parties and swimming arrangements require specific permission.
  • Private pier and boathouse: Best role in the day: Boat arrival or a couple’s lake outing. Capacity and practical distinction: Boat type, docking and guest access need to be arranged with the venue and operator.

A layout that makes the most of Balbiano

We would begin with a lake-facing ceremony, keep the drinks reception close enough that the move feels natural, and make dinner a distinct second setting. For a smaller wedding that could mean a villa-interior dinner. For a larger one, it could be a glasshouse reception designed to feel like an intentional continuation of the gardens.

That approach works with a restrained design as well as a more theatrical one. Long tables and soft draping can make a covered reception feel warm and intimate; a custom aisle or floor can change the look more dramatically. Those elements are additional wedding production, rather than part of the basic rental.

Comfort matters more than filling every available seat. Leave room for guests to move around, for dinner to be served smoothly and for everyone to see and hear the speeches. A generous band or dance floor may mean choosing a smaller guest count than the headline limit suggests.


What Is the Rain Plan at Villa Balbiano?

Up to 55 guests: an indoor dinner, with room for the rest of the day

The villa can seat up to 55 for dinner indoors, which gives a smaller wedding a useful starting point. The question is how the rest of a rainy day fits around that dinner. If the tables are already set, guests need somewhere comfortable for the ceremony and drinks, and somewhere to gather during any room changeover.

The remaining question is which rooms can serve each part of the day, particularly with a guest list close to 55. Ceremony seating, drinks, dinner and the afterparty may need to share spaces at different times. A plan showing those transitions is more useful than the dinner capacity alone, especially with a large band or a dance floor that needs to stay in place throughout the evening.

More than 55 guests: the glasshouse is part of the booking, not an optional backup

For more than 55 event guests, the glasshouse is mandatory because of local noise restrictions. Its rental is arranged directly with the structure company and paid separately from the villa. This applies in summer too, even when you hope to spend much of the day outside.

A larger wedding needs more than a roof over dinner. The covered plan has to accommodate a wet ceremony or aperitivo as well as the reception and late party. Pay particular attention to the walk from the villa, the flooring and the temperature inside: cooling, ventilation or heating can be just as important to guests as keeping the rain out. The late-party location and sound arrangements also need to work within the venue’s restrictions.

The glasshouse price and the seated layout for your wedding remain essential open questions. For 100 or 200 guests, the palazzo cannot simply take over as the dinner venue if the structure is unavailable. The glasshouse’s availability, comfort and full-day layout are therefore part of choosing Balbiano, not decisions to leave until the weather forecast arrives.

Our preference would be to choose a covered dinner design you actively like, then use the gardens whenever conditions allow. That makes the weather decision less emotional and avoids spending the final few days trying to protect an outdoor-only vision.


Accommodation and Where Guests Should Stay

Twelve guests included; up to 30 with extra accommodation

The main one- and two-night wedding rentals include six double suites in the palazzo, sleeping 12 people. Separately charged accommodation can take the total to 30. Those additional places are outside the six main suites; the base rental still covers only 12 people.

We would use the main house for the couple, parents and the people most involved in the wedding morning. The extra accommodation needs a closer look before assigning it to guests: where it is, which rooms share bathrooms, how the beds are arranged and what service is included. Those details are still open and will determine whether it suits adult couples, families or members of the wedding party.

That makes the hotel plan part of the venue decision. A larger wedding works more smoothly when most guests stay in one or two west-shore hubs rather than in attractive but widely scattered properties around the lake.

Nearby places to base guests

  • Albergo Lenno, Lenno: Why consider it: A four-star waterfront hotel in the Golfo di Venere, useful for guests who want a village base and nearby ferry access rather than a second private estate. Road allowance: About 5–10 minutes.
  • La Darsena, Tremezzo: Why consider it: A boutique hotel and restaurant on the water, with a private dock and a location close to Tremezzo’s main pier. A useful smaller accommodation option or possible meal venue. Road allowance: About 10–20 minutes.
  • Grand Hotel Tremezzo: Why consider it: The luxury-resort option, with rooms and suites, restaurants, pools and a spa. Well suited to guests who want a full hotel experience around the wedding. Road allowance: About 10–20 minutes.
  • Lenno / Tremezzina apartments and smaller hotels: Why consider it: Useful for families and differing budgets. Choose a common shuttle pickup rather than a separate stop at every apartment. Road allowance: Depends on the exact address.
  • Como city: Why consider it: A practical arrival or sightseeing base, but less convenient for repeated wedding events because of the longer journey. Road allowance: About 45–70 minutes.

Bellagio and Varenna are tempting additions to a Lake Como trip, but we would not make opposite-shore accommodation the default for a large Balbiano guest list. It introduces a water crossing into the return journey. Boats can still be part of the celebration; they just should not be the only way everyone can get home.


Catering, Vendors and the Party

Catering and planning

Balbiano is better approached as a bespoke event than as a hotel banquet package. Food and bar service, rentals, flowers, entertainment and technical production need to be planned together, especially when the reception uses a separate glasshouse.

We strongly recommend a planner with direct experience of the property. Start there, before choosing caterers and creative suppliers, so the team can work comfortably across both the villa and the glasshouse.

For catering, budget for the whole celebration: aperitivo, dinner, cake or dessert, wine, a defined period of bar service, reception staff and supplier meals. Kitchen equipment, refrigeration, furniture, tableware and cleanup can make a meaningful difference to what a caterer’s price covers. The mandatory power access and toilet attendant also belong in the budget from the beginning.

9:30 p.m. outdoors, 1 a.m. afterparty

Outdoor music finishes at 9:30 p.m., while the standard afterparty ends at 1 a.m. That leaves a substantial later part of the evening, but it must take place in the space and under the sound conditions approved for your wedding. The glasshouse does not bring unrestricted music, and the later finish does not extend outdoor amplification.

An earlier dinner, outdoor speeches before the cutoff and a planned move into the afterparty can make the change of setting feel natural. Allow time for guests to move before 9:30 p.m., rather than turning off the music halfway through the transition.

Extensions for the main rentals cost €5,000 per hour. An approved extension from 1 a.m. to 3 a.m. would add €10,000 in venue charges, before extra bar service, DJ time, staff, transport or tax. Agree the latest possible finish and the party space before budgeting for an extension.


Ceremony Options

A symbolic ceremony is the simplest way to make the lakefront setting the center of the day, with flexibility over the officiant, language and personal content of the service. Its seating and rainy-day setting need to be planned separately from dinner.

A legally binding civil marriage at the villa is a separate question for Villa Balbiano and the Comune di Tremezzina: an authorized ceremony space and a registrar for the date still need to be established. Booking the reception alone does not secure either. The required documents, translations and interpretation depend on the couple’s nationalities and circumstances.

The property has a private chapel, though its seating capacity and availability for a religious wedding are not yet clear. The venue and relevant religious authority need to agree the ceremony arrangements. For a church service elsewhere, build the reception timing and transfers around that location.

Completing the legal marriage at home and holding a symbolic service here is another option. It gives the Lake Como celebration more freedom over timing without depending on a municipal ceremony slot.


Other Rules Worth Knowing

Smoking and effects. Smoking is limited to authorized outdoor areas. Indoor smoking is prohibited and carries a €10,000 fine. Smoke machines are not allowed for the afterparty. For fireworks, candles or other effects, ask what the venue will allow before including them in the design.

Accessibility. The day-event getting-ready suite is on the second floor. Step-free access to that suite, the gardens, reception, toilets and transport pickup has not been established. For guests with mobility requirements, a route-by-route plan is important to deciding whether the venue will work comfortably.

Setup and cleanup. The one-day rental allows access from 10 a.m. and requires the property and grounds to be cleared and cleaned by 8:30 a.m. the next morning. A design that fits that window will be easier to deliver than one that relies on extensive installation before arrival. The two included supplier visits are useful for planning it.

Children, pets and pool use. Plan supervision around the lake and pool. Child sleeping arrangements, any extra beds, pet stays and swimming parties need specific agreement for your group.


Getting There and Transportation

Villa Balbiano is in Ossuccio on the western shore, not in Como city. Milan’s airports can work for arrivals, but the final lakeside journey is a meaningful transfer rather than a short drive from central Milan.

We would organize airport transfers for the main arrival groups and wedding-day shuttles from the guest hotels. A small number of pickup points is easier to operate than a separate stop at every address. Coach access and turning space are not yet clear; have the venue and operator agree suitable vehicles and pickup points.

Using boats without making the weekend depend on them

The private pier makes a boat arrival or a short outing for the couple an appealing part of the day. A larger guest transfer is a different exercise: it needs suitable boats, boarding time, a dock plan and a road alternative.

Public lake services operate to seasonal timetables, and routes can be suspended in poor weather or strong wave conditions. We would use ferries for flexible sightseeing, not as the assumed solution for the end of a 1 a.m. wedding. Reserve the late return transport, with an earlier departure option for guests who do not stay for the afterparty.

We would start with late May, June or early September for a wedding centered on the gardens and lake. These are RoamRecs planning preferences, rather than a promise of clear weather or a cheaper rental. Choose a reception you would enjoy under cover too.

  • April and early May: Put extra emphasis on a covered ceremony option and evening comfort. Choose the date because the spring setting appeals, not because it guarantees a rental saving
  • Late May and June: A strong starting point for garden time and a lake-focused weekend. Keep both shade and wet-weather arrangements ready
  • July and August: Design for heat as well as rain: shade during the ceremony, water for guests and properly specified comfort inside the glasshouse
  • September: An attractive alternative for a slightly earlier dinner and a comfortable indoor transition. Make evening layers and transport timing part of guest guidance
  • October and the cooler months: Consider only with an indoor-first design, suitable heating and the actual hotel and venue availability for the dates

Rain is only one consideration. Wind and lake conditions can change boat plans, and an enclosed reception needs its own heating or cooling arrangements. Public ferry services can be suspended in poor weather or strong wave conditions. Keep the final outdoor and boat plans flexible enough to respond to conditions on the day.


Building a Wedding Stay Around the Rental

Three days and two nights

A three-day booking leaves room for an arrival day, the wedding and a slower departure. Friday to Sunday is one possible pattern, with two nights in the villa rather than a Friday-to-Monday stay.

  • Day one: 10 a.m. access, supplier setup and the resident group’s arrival. Welcome guests at an agreed local restaurant or arrange a separately approved gathering at the villa
  • Day two: Wedding preparations, ceremony and drinks, dinner, then the approved afterparty. Outdoor music ends at 9:30 p.m.; the standard afterparty ends at 1 a.m.
  • Day three: A relaxed meal, time with the resident group and departures. Checkout is 9 p.m.; any larger farewell event and supplier breakdown need to fit the agreed use of the property

This is a suggested itinerary. Any welcome or farewell gathering at the villa needs separate permission and pricing; the three-day rental does not automatically include events for the full guest list on each day.

One day or one night

For an intimate wedding, the weekday one-day arrangement can make more sense when everyone is already staying at nearby hotels. The tradeoff is a concentrated setup window and an overnight breakdown deadline. We would favor a design the supplier team can install and remove comfortably within that time.

The two-day, one-night option gives up to 55 guests a longer event window and 12 people a night in the main palazzo. Holding the wedding on day one leaves the following day free for a slower departure. A wedding on day two instead has to fit the 9 p.m. checkout unless a later departure is separately arranged; the standard 1 a.m. party finish does not extend the stay.

Leave some unstructured time for the lake. A short boat trip or a visit to another village can be a lovely optional activity, but guests should not need to complete an ambitious sightseeing schedule between wedding events.


Elopements and Smaller Events

These smaller bookings have their own access windows, guest limits and damage deposits. The shoot and elopement options exclude services, while the up-to-20-person event is priced around the proposed gathering. The two-hour photography booking is for a shoot, not a full wedding day.

  • Two-hour commercial / pre-wedding shoot: Rental: €7,000. Damage security: From €5,000. Scope: Up to 2 guests and 10 people total including vendors; limited access; getting-ready suite.
  • Five-hour shoot / elopement, no overnight stay: Rental: €20,000. Damage security: From €10,000. Scope: Up to 10 guests and 20 people total including vendors; limited access; getting-ready suite.
  • Couple’s elopement with one night: Rental: €30,000. Damage security: From €15,000. Scope: Couple and vendors, up to 10 people in total; Lake Como-view suite on second floor; noon arrival, 9:30 a.m. departure.
  • Event for up to 20 people: Rental: From €35,000. Damage security: From €20,000. Scope: A bespoke small-event arrangement; duration, access and accommodation need to be agreed.

For the five-hour arrangement, additional time is €3,000 per hour and extra participants or team members cost extra. One additional hour would take its rental from €20,000 to €23,000, before any other changes. That €3,000 rate is specific to this short setup; the main wedding afterparty extension is €5,000 per hour.

For an overnight elopement, set aside at least €45,000 for the €30,000 rental and the damage deposit starting at €15,000, before ceremony services, flowers, food and photography. The deposit is separate from the rental, with return conditions to agree for the booking.


What to Know Before Booking

The first conversation with the venue is most useful when it centers on your guest list and the stay you want. Ask for the full price at that size, including the glasshouse where needed, staffing, power, taxes and any added rooms or gatherings. Alongside the price, ask to see how the same wedding works in rain and where the late party takes place.

The other decision is where everyone stays. Establish who takes the 12 included places, whether the extra accommodation suits your group and which nearby hotels can keep the remaining guests together. Those answers make it possible to compare Balbiano with a hotel buyout or another villa on the experience and cost of the whole weekend.

Villa Sola Cabiati: another private-house experience

Villa Sola Cabiati is a close comparison for couples drawn to frescoed rooms, formal gardens and a small resident group. Its six suites sleep 12, and it is operated in connection with Grand Hotel Tremezzo with private staff. The hotel connection is the reason to consider it: it offers a different relationship between the private villa stay and the wider guest experience. Wedding hosting and reception costs need to be considered separately from the residential booking.

Villa Pizzo: a different lakefront ceremony and dinner setting

At Villa Pizzo in Cernobbio, the historic dock provides a different lakefront ceremony setting, with a courtyard for outdoor dining and frescoed interiors for drinks. Compare it when the ceremony and reception setting matter more than Balbiano’s six-suite stay. For the same guest list, the useful comparison is the covered dinner and late-party arrangement as well as the outdoor space.

Villa Erba: prioritize substantial indoor reception space

Villa Erba is particularly relevant when Balbiano’s 55-person indoor dinner limit is the wrong fit. Its historic ground floor accommodates up to 450 seated across an entrance hall and five rooms, rather than in one undivided ballroom. The bedrooms have been repurposed as meeting rooms, so this is an event-venue experience rather than a private overnight stay. You gain much more indoor reception space but still need a layout that works across the rooms and a separate hotel plan.

Villa del Balbianello: a different venue, despite the similar name

Villa del Balbianello is the FAI-managed property on the Lavedo peninsula, known for its panoramic loggia and gardens. It is not Villa Balbiano. Compare it when the ceremony setting is the main draw, and assess its own private-event arrangements independently. Neither Balbiano’s rates nor its six-suite stay apply there.
